Food

 

Who will be in charge of our meals?

At Midlands Manor, we have a large focus on food. The head chef at Midlands Manor is Jolene Hackland. With 30 years of culinary experience in the catering industry, Jo has the perfect set of skills to tackle the task of providing tasty, nutritious and wholesome meals. Jo has owned her own restaurant, worked with large catering companies and done an abundance of private functions during her successful career.

How many meals are included? 

In your monthly levy, all of your meals are included. As well as morning and afternoon ‘tea times’.

 

What will our meals consist of and what times do we eat? 

Breakfast - 07h45 for 08h00. Full breakfast everyday. Breakfast will consist of a variety of cereals, yoghurt, fruit salad etc. for residents to help themselves to. As well as bacon, sausage, toast and varying items. Each resident will order how they would like their eggs done or if they would like something specific. 

Lunch - 12h45 for 130h00. Lunch will be a two course cooked meal, the main focus of the day. Consisting of a main and dessert. 

Dinner - 17h15 for 17h30. Dinner will consist of a light meal at 17h30. 

 

What do our 'tea times' consist of?

These twice daily tea times will usually consist of something sweet like cake, scones etc. and will almost always be a homemade treat baked by Jo and her team. 

 

Will we know in advance what food will be served? 

Yes, Jo will produce a weekly menu for all residents to see. 

 

What if I have special dietary requirements? 

No problem. Due to our smaller size, Jo will soon get to know each resident personally and be able to understand their unique dietary requirements, needs and preferences. 

 

Can I eat meals in my room? 

At Midlands Manor we highly encourage our residents to attend all meals so as to uplift our sense of community and engage in as much social interaction as possible. We do however understand it may be or become difficult for some to move around a lot. Meals can be delivered to rooms at a cost of R10. 

 

Levies and costs

 

How much do the units cost at Midlands Manor? 

What makes our establishment so unique, is that every unit differs from the rest. Prices vary from unit to unit which will cater for a range of different requirements. Unit prices will be disclosed to interested parties upon viewing or you may contact us directly. 

 

What is the monthly levy at Midlands Manor? 

The monthly levy at Midlands Manor will be disclosed to interested parties upon viewing or you may contact us directly. 

 

 

What all is included in this monthly levy? 

  • All meals and tea times - as stipulated in the ‘food’ section above. 

  • Electricity (All electricity in common areas included. Up to R800 per unit per month personal consumption, any consumption exceeding your R800 will be invoiced to your personal account)

  • Geyser and lighting 

  • Water

  • Care needs are assessed and charged for accordingly 

  • 10 seater shuttle bus 

  • Wifi 

  • Room cleaning twice per week 

  • Laundry

  • Generator 

  • Gardening and maintenance of the Midlands Manor property 

  • Repairs and maintenance of your unit

 

Who is in charge of the levy fund? 

The management committee is in charge of the levy fund. This management committee is made up of the Midlands Manor management team as well as three nominated residents who will represent the residents on the Manor.

 

What is not included in my levy?

  • Personal care within your unit 

  • A lockup garage or covered carport 

  • DSTV

  • Alcohol (excluding special occasions)

 

Purchasing, ownership and rental 

 

Can I rent a unit at Midlands Manor?

Yes, units can be bought or rented. The rental is based on the value of your chosen unit. Two people may share a unit to further reducer ental and levy costs. 

 

What is the Midlands Manor ownership model? 

Midlands Manor units will be sold under the Life Rights Ownership model, a very sensible form of ownership for retirement living. 

 

What exactly is Life Rights Ownership? 

Life Rights Ownership is fast becoming one of the most popular forms of ownership for purchases in places such as Midlands Manor. It is basically an upfront investment by the retiree to live in a property for the duration of their lifetime. When the resident passes away, it is the developers responsibility to resell the property and the profit, here at Midlands Manor at least, is then split between the developer and the deceased’s nominated beneficiary. 

 

How much will I/ my beneficiary get back when I die or decide to sell my life right?

Upon the termination of a contract, the unit will be refurbished, deep cleaned and sold on to the next buyer. Upon the successful sale of ones unit, the seller will receive a refund equivalent to the resale price-

  • Commission and administration (5%)

  • A contribution to the levy stabilisation fund (1%)

  • Actual refurbishment and deep cleaning costs.

The remaining ‘profits’ are then split by the seller and the developer. 

 

 

What are the benefits of Life Rights Ownership? 

  • Hassle free property management.

  • No transfer duty, registration fee or capital gains tax. 

  • It’s a good investment - At Midlands Manor, unlike many other establishments, your life rights purchase is a positive investment. This is because upon the sale of the life right, the profits made will be shared between the developer and the seller. 

  • Residents enjoy the benefits of home ownership without the hassle of insurance, maintenance, garden upkeep, domestic workers, repairs and security measures. 

  • Your rights are protected by the Housing Development Schemes for Retired Persons Act, 65 of 1998. 

  • As the developer retains ownership, they have a vested interest in property maintenance. 

  • All other living areas are maintained by Midlands Manor to give residents peace of mind.

  • There are no special levies. 

  • Peace of mind knowing that you have a home for life. 

  • Other than your levy, there are no other bond or rental fees to pay. 

 

Is a lockup garage or carport included? 

No, as all residents requirements differ, garages and carports will be sold separately. The costs thereof will be disclosed during viewing or you may contact us directly. 

 

How old do I need to be to purchase at Midlands Manor?

The minimum age to be able to purchase a life right at Midlands Manor is 60 years. 

 

Can I purchase a life right on behalf of someone else? 

Yes, the purchase of the life right can be made by anyone, as long as it is for a person of 60 years or older (the holder of this life right). 

 

What if I want to sell my life right before I pass away? 

No problem, the unit will be put up for sale at a price agreed upon by the owner of the life right and the developer. It will then be sold according to the sales agreement (Split profits as above)

Care and assistance

 

What living assistance is included in my levy?

Basic day to day assistance is included in common areas. This may include someone helping you get to and from meals, dishing up meals, assistance around the common areas etc. 

 

What if I require/ start to require a full time carer? 

Care over and above that which is mentioned in the previous question will be paid for directly by the resident. Residents may bring in their own carer upon approval or one can be arranged through our network of contacts within the industry. Each resident is carefully assessed to establish the correct amount of care necessary. 

 

General lifestyle

 

What security is there at Midlands Manor? 

The immediate property of Midlands Manor has got an eighteen strand electric fence around its perimeter with anti-burrow cross sections. Wi-Fi connected cameras are strategically placed throughout the property. Midlands Manor also has a resident Rot Weiler (Juno) who is super friendly but a great watch dog too. 

 

How can I get around if I am unable to drive?

The brand new, Midlands Manor 10 seater bus, is here for that very reason. The bus will do weekly trips into town and weekend outings to various places. The location of where the bus will go will depend on demand by the residents. If a resident needs to be taken to somewhere out of the planned trips, they will pay for this separately and the cost will be calculated per km. 

 

Am I allowed a pet at Midlands Manor?

Residents living in a ground floor unit may have one small dog at Midlands Manor, upon approval. No other pets are permitted. Strict rules will apply with regards to having your dog on the property. Upon its death, it may not be replaced. Please see house rules for further details. 

 

What was the Midlands Manor property and building previously? 

Midlands Manor is a redesigned farm house on the well known Stockowners farm in Howick. The farm house originally housed the farm manager for many years until their closure in 2007. It was then bought by the Developer and owner of Midlands Manor, Gerald Mundell. The house was largely renovated and built up to be the Mundells' family home, for which it served its purpose for many years. Early 2021, construction began to turn the property into what we see today, Midlands Manor. 

 

What does each unit consist of?

Each unit consists of a bedroom, lounge and bathroom. One of the great things about Midlands Manor is the fact that all units are different and unique, being able to cater for a variety of different needs and preferences. Prices, sizes and layouts differ from unit to unit and interested parties are highly likely to find what they're looking for. 

 

Can I have visitors? 

Most definitely. At Midlands Manor we highly encourage family and friends to visit and interact with our residents. The spacious common areas are more than big enough for our residents to have their family and friends over for tea, a braai or for a board game. 

 

Is there someone to help me should my unit need minor repairs? 

Yes, once reported to our general manager, someone will be sent asap to deal with it. This will be free of charge should it be building maintenance related, for example: a blocked drain. 

 

Will my unit be refurbished? 

Yes, upon the termination of a contract, the unit will be refurbished and deep cleaned. Any and all maintenance and repairs will be done prior to the resale of a unit.
